About the Client:

This Nashville-based specialty contractor is a well-established yet fast-growing player in the commercial building envelope sector, delivering large-scale facade and glazing solutions across the Midwest and Southeast. Known for their technical expertise and collaborative culture, they work closely with architects, developers, and general contractors on high-profile commercial and institutional projects.

Position Overview:

They are seeking a detail-oriented and strategic Preconstruction Manager to lead estimating and preconstruction efforts from early project development through contract execution. This role will be critical in setting the foundation for successful project delivery — aligning budgets, scopes, schedules, and value engineering strategies before breaking ground.

Key Responsibilities:

• Manage preconstruction phases of multiple commercial glazing projects ranging from $2M–$20M+

• Oversee quantity takeoffs, material procurement strategy, and vendor/sub pricing

• Coordinate with architects, engineers, and internal teams to clarify design intent and identify constructability solutions

• Prepare and present detailed estimates, budgets, and bid proposals to internal leadership and clients

• Lead value engineering efforts to align project goals with budget constraints

• Track and manage preconstruction schedules, client communications, and RFI logs

• Transition awarded projects to operations team with clear documentation and scope alignment

Day-to-Day:

• Review project documents, drawings, and submittals to align with design and scope

• Analyze architectural drawings, specs, and addenda for project scope and requirements

• Build and maintain pricing databases and cost benchmarks for facade and glazing systems

• Attend pre-bid meetings and site visits to assess conditions and provide input

• Coordinate with suppliers and subcontractors to obtain competitive pricing and lead times

• Update stakeholders with risk analysis, cost drivers, and scope clarifications

• Collaborate closely with Project Managers to ensure handoff and kickoff are seamless

Qualifications:

• 5+ years of experience in estimating or preconstruction for glass, glazing, or facade subcontractors

• Deep knowledge of curtain wall, window wall, storefront, and panel systems

• Familiarity with estimating software (e.g., Bluebeam, OST, Excel-based platforms)

• Strong analytical, communication, and presentation skills

• Bachelor’s degree in Construction Management, Architecture, Engineering, or related field preferred
